For Perth property managers
Rental Property Photography Perth
Up to 25 edited images, 30 minutes on site, $159, delivered next day. Built for portfolio turnover, not for one hero listing.
Rental property photography in Perth costs $159 with Baker Production — up to 25 edited images, 30 minutes on site, delivered next day. Property managers can book multiple properties into a single scheduled run. Floor plans, decluttering and drone can be added. Prices include GST.
A rental listing is a volume business
A property manager is not marketing one home beautifully. They are turning over a portfolio, week after week, and what they need is a supplier who turns up, shoots it properly, and has the images back before the listing needs to go live. Not artistry — reliability.
The rental shoot is built for exactly that: 30 minutes on site, up to 25 images, every room covered, delivered the next day at $159. It is priced below a sales shoot because it is a different job, not a discounted version of the same one.
If you are running several properties at once, we schedule them as a run rather than as separate visits, which is faster for us and cheaper in dead time for you.

Photographing a tenanted property in WA: notice and consent
Most rental shoots happen while the outgoing tenant is still living there. In Western Australia that means the entry rules under the Residential Tenancies Act 1987 apply to the shoot the same way they apply to an inspection. Consumer Protection WA sets out what property managers need to do:
- Written notice. Entry needs a written notice stating the reason. The prescribed form is Form 19 – Notice of proposed entry to premises, and the form sets the notice period for each reason. The form can’t be altered.
- Permission for advertising photos. Consumer Protection WA says the tenant should give permission for photos taken to advertise the home to prospective tenants or buyers, and those photos should not be used for any other purpose.
- Allowed times. 8am–6pm on a weekday and 9am–5pm on a Saturday, or another time the tenant agrees to. A tenant can refuse entry on a public holiday or outside those times.
- Showing new tenants. The landlord can start showing prospective tenants through within 21 days of the current tenant moving out, at a time agreed with the tenant.
- Serving the notice. Email, hand delivery or ordinary post. A notice that isn’t served properly can make the entry unlawful.
Sources: Consumer Protection WA — Rent inspections and privacy rights (updated 13 August 2025); Real estate industry bulletin 251 — Accessing a rental property during a tenancy. This is a summary, not legal advice — check the current form and guidance before serving notice.
In practice: book the shoot, serve the notice for that date and time window, and let us know if the tenant has asked for anything to stay out of frame. We work to the window on the notice.
How we shoot around tenants
An occupied rental is someone’s home. The aim is clean, accurate listing photos without the tenant’s life in them.
- Family photos, children’s names and artwork, mail and documents are kept out of frame.
- Security panels, safes and alarm sensors are not featured.
- Anything we move, we put back where it was.
- If a tenant asks for a room or an item to be left out, we leave it out.
- Where the furniture is the problem, decluttering through Baker Studio tidies the images afterwards instead of asking the tenant to empty the room.
If you declutter or virtually stage a rental image, it should still show the property as it is — our guide to virtual staging disclosure covers where the line sits.
Where we shoot
Baker Production covers the Perth metropolitan area — from Alkimos in the north to Rockingham in the south, the coast through to the Perth Hills. Travel inside that area is included in the price.
Outside that range — Mandurah, Peel, the South West, regional WA — call 0466 789 522 and ask. We travel for the right job.
